I should make this clear: I don't necessarily believe in psychics and all of that stuff. I do believe ghosts are a scientific manifestation of residual energy. I guess maybe I believe some people are more sensitive than others to perceiving that energy but I also think that's rare. However, I do think it can be tracked with actual equipment to measure EMF Fields, etc.
Speaking of EMF fields: "bad wiring" / unshielded wiring can make people think that someone is watching them or that they're seeing things. If you're having your place rewired that can account for some of what you're feeling and seeing. Investigators will use their electromagnentic field detectors and be able to tell you that. Actually, anyone can. High emf levels will make you a little wacky. This isn't a spiritual phenom. This is a, "get an electrician" issue.
But that doesn't account for what you're hearing.

No problem OP and it just seems intelligent. We'd only say poltergeist if the activity only happens when certain people are around or doesn't happen when you are around. They're usually linked to women and teen girls at that (usually around puberty.) I have no clue why that is but that's less likely to be caused by men. It can happen but it's unlikely.
As soon as it starts breaking patterns and doing more than just breaking things, since you believe you and your partner have seen it, then it's automatically moving into intelligent haunting category at the least.

Just think of it like a person that doesn't have a body. It can hear you at times but it can't properly communicate with you in a way that you can hear it. So if you say something mean then yeah it might get annoyed. It may not want you messing with the property. So it does what it can to get your attention. It may think you or your husband looks like someone it doesn't like from its past. It may not like that you're gay. It's just a "person." So anything is possible.
But here's the thing, you don't know because it can't tell you in a way that is easy for you to understand because it doesn't have a body. Investigators will help you figure that out. I really do think once you talk to the previous owners, if there was activity prior to you being there, they'll have some answers. If not, then it may be related to the renovations or to either one of you (or your partner.)

Ghosts require energy to do things: They require it to manifest, they require it to speak in an audible way, they require it to move objects. If you think of a ghost as an energy form then see it as one that doesn't have enough energy of its own to do what it wants so it sucks it from wherever it can. That can come from batteries, your electricity (lights flickering, things going on and off, breakers tripping) and yes that can also come from you but you don't want that. (Only bad spirits do that.)
R103's story can be explained by the ghost sucking energy from the car to stop it.
It could also just be a wiring issue or like your partner mentioned, the switch got stuck. Maybe it moved the tiniest bit and made the connection.
That's why investigators take videos and many are skeptics because they will document everything and debunk every possible solution so that you and they are SURE of what is happening.
